A real alternative, not a miracle promise

Certainty has value. So does your equity.

An as-is agreement should make a hard situation simpler — without pretending it is the only good way to sell.

We review homes that need work, come with tenants or belongings, or simply need a dependable closing. We also say the quiet part out loud: if time is on your side and the house will show well, the open market may pay more.

Prairie-focused

Five cities. One accountable brand.

No thin network of mystery websites. Each city page explains the same process, with local coverage and one phone number.

Three clear steps

From address to closing.

Fast enough to remove uncertainty. Clear enough to let you make a careful decision.

Tell us about the property

Share the address, condition and the outcome you need. Ten minutes is usually enough to know whether we may be a fit.

Review a written offer

We assess comparable sales and the property's actual condition, then explain the major numbers behind the offer.

Close through your lawyer

If you accept, your lawyer handles the legal closing. Pick a practical date and take what you want from the property.

Any condition · many situations

The house does not need to be ready. You just need to be ready for an option.

L

Tired landlord

Sell with tenants in place. Skip another turnover, repair list or round of late-night calls.

I

Inherited property

Keep what matters and leave the clean-out, unfinished projects and unwanted contents behind.

$

Payment pressure

A clear sale option can help you compare timelines before carrying costs erase more equity.

D

Divorce or separation

A written number and agreed timeline can give both sides something concrete to evaluate.

R

Major repairs

Foundation, roof, water damage, fire damage or years of deferred work can all be assessed as-is.

✓

Ready to move on

If the property has become a weight, ask for a real number without committing to a sale.

Compare the trade-off

Direct sale or market listing?

Neither route wins every time. Compare the likely net result, work and uncertainty — not just the headline price.

Fees

No commission or fee paid to us
Closing
Depends on buyer conditions and financing
Date and conditions agreed in writing

Our honest answer: if the home shows well and you have time, a good agent may leave you with more money. We are built for the situations where certainty, condition or effort matter more than squeezing out the last dollar.

Trust the paperwork, not the pitch

What you can verify before you sign.

A polished website cannot prove a buyer is right for you. Clear terms, visible math and independent advice can.

1
A written offerRead the price, conditions, deposit, closing date and every exit clause.
2
The major offer inputsAsk what fixed-up value, repairs and risk allowance were used.
3
Your own legal adviceHave an independent lawyer explain the agreement before you commit.
4
Who may complete the purchaseAsk whether the signer may purchase directly, use an investment partner or assign the agreement. The contract should answer that clearly.
5
No up-front paymentYou should not pay us a fee or deposit to receive an offer.

Get a real number on the property.

No pressure and no promise you have to keep. Start with the address or talk it through first.

No fine-print answers

Questions worth asking before you sell.

Is Sell As-Is Canada a real estate brokerage?

No. We are a private real estate investment business, not your real estate agent or brokerage. We do not list your house. If you want market exposure and the highest possible sale price, speak with a licensed agent and compare the likely net result.

Will Sell As-Is Canada be the buyer at closing?

Depending on the property and written agreement, we may purchase directly, purchase with a funding or investment partner, or assign our contractual interest to another investor. Read the agreement carefully and have your own lawyer explain those rights before signing.

How is an as-is sale different from listing?

A listing exposes the property to multiple buyers and may produce a higher price, but can require preparation, showings, conditions and time. A direct sale trades some potential price for simplicity and an agreed closing path.

How do you determine the offer?

We review local comparable sales, the property's current condition, expected repairs, carrying and resale costs, and the risk involved. We explain the major inputs so you can compare the offer with your alternatives.

Do I have to accept the offer?

No. The first conversation and written offer carry no obligation. Take time to compare it, ask questions and review any agreement with your own lawyer.

Will you buy a house with tenants or belongings inside?

Those situations can be considered. Tell us about the tenancy and what you plan to leave so the written agreement accurately reflects the property being sold.
